Turtle Ridge Homes: From Condos to Hillside Estate Homes

The newer village of Turtle Ridge in Irvine, CA consists of 1,247 homes within the neighborhoods of Amberhill, Arborel, Arezzo, Ashton Green, Botanica, Chaumont, Chantory, Citrus, Canyon’s Edge, Fiore, La Cima, Ledges, and Whispering Glen–ranging from the more affordable attached town homes of Whispering Glen and Ashton Green– detached condos in the neighborhoods of Arborel, Canyon’s Edge Chantory, which are gated but not 24-hour gated guarded, and single family residences to luxury hillside estate homes which include eight neighborhoods within the Turtle Ridge Summit–a 24-hour gate guarded part of Turtle Ridge– nestled within the foothills of Bommer Canyon–the unfettered, open ranch land that was part of the old Irvine Company’s Ranch which served as the center for their cattle operation for more than half a century.

Neighborhoods Within The Summit at Turtle Ridge

Amberhill: This 24-hour gated-guarded community of 63 single family homes was built by Standard Pacific and consists of four floor plans from a 4 bedroom, 3.5 bath single story home of approximately 3,000 square feet with a 2-car garage up to 6 bedroom, 6.5 baths of over 4,000 square feet with a 3-car garage.

Arborel: This neighborhood is in a gated community (but not gate-guarded) consisting of 127 detached condominiums built by California Pacific Homes of which there are four floor plans ranging in size from a 3 bedroom, 2. 5 bath 2-story of approximately 1400 to 1800 square feet.

Arezzo: This neighborhood consists of 50 homes built by Pardee Homes, with ample-sized lots averaging over 9,000 square feet with approximately 3,400 to 3,700 s.f. of luxury interior living space. The floor plans range in size from 4 to 5 bedrooms and 4 1/2 baths.

Ashton Green is in one of two non gated neighborhoods of Turtle Ridge. Built by Shea, it is comprised of 178  attached homes with eight different models ranging in size from a one bedroom 1 bath 822 square foot single story with a one-car attached garage; five various 2 bedroom 2 1/2 bath multi-story homes ranging in square footage from approximately 1150 s.f. to almost 1500 s.f. with attached 2-car garages; one 2 bedroom, 2 bath carriage unit with a direct access 2-car garage with over 1300 s.f.; and a 3 bedroom, 2 1/2 bath 2-story home with over 1300 square feet and a 2-car attached garage.

Botanica, situated in the 24-hour gate-guarded community of The Summit at Turtle Ridge, built by Taylor Woodrow, consists of 74 single family detached residences with four models ranging in size a 3 bedroom 2 1/2 bath single story home with approximately 2250 square feet to 6 bedrooms 6.5 baths with approximately 4000 square feet.

Canyon’s Edge is in a gated (but not the gate-guarded) neighborhood comprised of 67 detached residences, built by Standard Pacific, with floor plans ranging in size from a 3 bedroom 2 1/2 bath 2-story model with approximately 2,000 square feet, a single level, 2 bedroom, 2 1/2 bath floor plan of 2,000 s.f., a 4 bedroom, 3 bath model of over 2,600 s.f., and a 3 bedroom, 3 1/2 bath floor plan of which there are two master suites (one down) within approximately 2,400 square feet.

Chantory in a gated (but not gate-guarded) neighborhood is comprised of 151 detached condominium homes built by California Pacific Homes, range in size from a 2 bedroom 2 1/2 bath 2-story model with over 1000 square feet to a 4 bedroom 3 bath home of almost 1500 square feet.

Chaumont is located in The Summit at Turtle Ridge and is comprised of 64 homes built by Warmington homes, and offers single family detached residences ranging in size from a 4 bedroom, 3 bath 2-story of approximately 3,100 square feet,  a 5 bedroom, 3 1/2 bath of almost 3,500 s.f., and a 6 bedroom, 5 1/2 bath homes of approximately 4,000 square feet.

Citrus is located in The Summit at Turtle Ridge, built by Brookfield Homes, is comprised of 56 single family detached residences with five models consisting of 3 to 4 bedrooms, 3 1/2 to 4 1/2 baths, two-story homes from approximately 3,300 to 3,700 square feet on ample sized lots.

Fiore is located in The Summit at Turtle Ridge, built by Pardee Homes, offers 88 single family detached homes on ample-sized lots with five floor plans varying in size from 3 bedroom 2 1/2 bath 2-story of approximately 2,500 square feet, to 4 bedrooms 4 1/2 baths of over 3,000 square feet all of which have 3-car garages.

La Cima, built by Laing Luxury Homes, is a limited-edition luxury collection featuring 44 custom-like estate homes with some of the largest and best view home sites in the 24-hour gate-guarded Summit at Turtle Ridge. These grandly proportioned single-level and 2-story homes offer four floor plans ranging from 4,000 to 6,000 square feet up to 7 bedrooms and 7 bathrooms on home sites averaging over 13,000 square feet.

Ledges, built by Richmond American, in the 24-hour gate-guarded Summit at Turtle Ridge, consists of 76 single family detached homes with multiple floor plan variations from which to choose, ranging in size from 2 bedrooms 3 1/2 baths to 5 bedrooms, 5 1/2 baths and from approximately 2,600 to over 3,400 square feet with 2 or 3-car attached garage.

Whispering Glen, built by Shea Homes, offers 178 attached condos in an non gated area of Turtle Ridge. There are six models ranging in size from 2 bedrooms, 2 baths of approximately 1,500 square feet to 3 bedrooms, 2 baths with almost 1,800 square feet of interior living space. Floor plans vary from a single level model, a carriage unit, and two and three-story town homes all of which have attached 2-car garages.

Turtle Ridge: Home to Many a Recreational Activity

Perched along side and rising above the foothills of Bommer Canyon’s dedicated open space–a 735 acre nature preserve–lies the village of Turtle Ridge, a  hillside community built between 2003 and 2006 with some of Irvine’s highest points and inspired by “old world elegance and charm.” Walkways and bike paths connect neighborhoods to four community parks, three of which are open to all residents. Summit Park is exclusive to the neighborhoods within the 24 hour gate-guarded communities of Turtle Ridge Summit, sitting atop an elevation of 610 feet, offering a central neighborhood clubhouse with two pools, a fitness center, children’s playgrounds, a grassy meadow for special events, a number of overlook rest areas, and a picnic pavillion.

The three parks open to all residents include Las Lomas Park, Bommer Vista Point, and Sepulveda Vista Point.

Las Lomas park encompasses eighteen acres and includes amenities such as lighted soccer and softball fields, basketball and tennis courts, tot lots, a community building, as well as a snack bar and restrooms.

Vista Point offers trail access and an information station.

Sepulveda Vista Point includes a landscaped trail with seating and picnic areas.

Additional recreational activities are available at Bommer Canyon’s nature preserve, as well as a multiplicity of parks and open space areas accessed through a network of trails winding through the Irvine Ranch.

Award-Winning Schools Within the Village of Turtle Ridge

One of the reasons families wish to move to the Turtle Ridge community is that it is within the highly regarded Irvine Unified School District. Student within the Irvine Unified School District consistently lead Orange County in SAT test scores.

Turtle Ridge is home to a newer school which opened in the fall 2006: Vista Verde School (a year-round school) was relocated to a beautiful facility in Turtle Ridge and serves as the neighborhood school for kindergarten through eight grade students in the surrounding area. For those who prefer a traditional academic school year, residents of Turtle Ridge may choose to enroll their children in one of Irvine’s two outstanding elementary schools (K-6), Bonita Canyon or Turtle Rock elementary schools.

Freeway, Airport and Beach Close By

To visit Turtle Ridge, take the 73 toll road, exit on Bonita Canyon Drive and drive east. Look for neighborhood directional signs as you approach Turtle Ridge Drive. From the I-405 freeway, exit Culver Drive and head south. Culver becomes Bonita Canyon Drive. Look for Turtle Ridge neighborhood directional signs on the right.

It is within easy access to the Toll Roads, John Wayne Airport, minutes to Laguna Beach, Costa Mesa, Newport Beach, and central Irvine.
